Being an online agency means that the whole renting process from your first enquiry to you taking keys to your new property runs quickly and efficiently. There is no need for you to come to the office in person to fill in lengthy forms or bring in documents. All you need is access to a computer or a smart phone.

Professionalism
We are a member of The Property Ombudsman Scheme. Solmet Properties are a member of Money Shield, which is a client money protection scheme. We are registered data controllers and are registered with the Information Commissioner’s Office under registration reference: Z2787038. This mean all the documents you provide will be dealt with in strict confidence and will not be passed on any third parties in accordance with the Data Protection Act 1998.
Letting Process
Finding a property
The first step is to contact us to provide brief details about yourself and about the accommodation you require. We then search our database for suitable properties for you to view. If not urgent, we log your details so that we can contact you as suitable properties become available. It is wise to start looking about a month before you wish to move, as the nicer properties are viewed and reserved quickly. Our tenancies are granted for a minimum term of 12 months, which may be renewed if all parties are in agreement.

Please note that for your safety and peace of mind -
- All of our managed properties are Gas Safe certificated, and inspected for electrical safety, and furniture fire safety
- All Tenancy Deposits (bonds) are held in accordance with the Deposit Protection Regulations.
Viewings
Viewings will be arranged at times to suit you, including evenings and weekends, and you will invariably be accompanied by a member of staff, who can give advice and answer any questions you may have.
Reserving the property
Once you have decided on a property, the first thing you’ll do is make a formal offer. You’ll be required to provide detailed information alongside your offer related to the referencing process that will follow once the offer is agreed. Upon the offer being agreed you will also be required to pay the holding deposit showing your commitment towards the Landlord. Now the property becomes known as let agreed subject to contract. Assuming that the tenancy goes ahead, this may be deducted from the monies due before you move in. If the landlord declines to grant the tenancy, it will be refunded to you in full. However the deposit will be forfeit if you decide not to proceed for any reason, or if you fail to provide complete and accurate information in your application.
Fees to tenants
As well as paying the rent, you may also be required to make the following permitted payments.Permitted payments
- Before the tenancy starts payable to Solmet Properties ‘the Agent’
- Holding Deposit: 1 week’s rent
- Deposit: 5 weeks’ rent
- During the tenancy (payable to the Agent)
- Payment of £50 if you want to change the tenancy agreement
- Payment of interest for the late payment of rent at a rate of 3%
- Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy
- During the tenancy (payable to the provider) if permitted and applicable
- Utilities – gas, electricity, water
- Communications – telephone and broadband
- Installation of cable/satellite
- Subscription to cable/satellite supplier
- Television licence
- Council Tax
- Other permitted payments: Any other permitted payments, not included above, under the relevant legislation including contractual damages.
References
We will take references on behalf of the Landlord. Normally these will include your employer, any former landlord and a character reference, your ID and most recent bank statements and payslips. Where a Tenant is unable to meet the required income, the Tenant may have a Guarantor who agrees to underwrite any rent liabilities.
Rents
Rents are normally quoted on a calendar month basis. Calendar month rent is calculated by multiplying weekly rent by the total of 52 weeks in a year and then dividing it by 12 months. In addition, the Tenant is usually responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order to our company bank account or your landlord's bank account.
Deposit
A security deposit of five week's rental will normally be required. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be provided with the appropriate prescribed information and receive details regarding the scheme used. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.
